Portland Metro Housing Market Update: July 2026

The Portland Metro housing market continued to show steady activity in July, with sales running ahead of last year while home prices remained remarkably stable.

According to July 2026 RMLS market data, 2,167 homes closed during the month, an increase of 8.1% compared with July 2025. New listings totaled 3,004, up 2.5% year over year, giving buyers continued access to a healthy selection of homes across the region.

Home Prices Remain Stable

The median sale price for Portland Metro was $555,000 in July, exactly even with July 2025. That represents a modest decline from June's $564,900 median, but month-to-month fluctuations like this are common as the mix of homes sold changes throughout the summer.

Year-to-date pricing has also remained remarkably consistent with 2025, suggesting that Portland Metro is experiencing more of a balanced, stable market than a significant shift in home values.

Buyers Have More Choices

Inventory increased to 3.3 months in July, up from 3.1 months in June. This gives buyers more options and, in some situations, more negotiating room than they experienced during the extremely competitive markets of recent years.

More inventory does not mean every seller is struggling, however. Well-priced homes that are properly prepared and marketed can still attract strong buyer interest.

Homes Are Still Selling

Total market time averaged approximately 54 days in July, slightly lower than June. At the same time, closed sales remained strong, showing that buyers are still actively purchasing homes despite greater inventory and continued affordability considerations.

The combination of higher year-over-year sales and stable pricing is an encouraging sign that the Portland Metro market remains active rather than experiencing a broad pullback.

What This Means for Buyers

For buyers, today's market offers something that was difficult to find several years ago: choice and time to make thoughtful decisions.

There may be opportunities to negotiate on price, repairs, closing costs, or other terms depending on the property and how long it has been on the market. Desirable homes that are priced appropriately can still move quickly, however, so preparation remains important.

What This Means for Sellers

For sellers, pricing and presentation matter more than ever.

With buyers having more homes to choose from, properties that enter the market overpriced can lose momentum. A strong launch strategy, professional marketing, quality photography, thoughtful preparation, and realistic pricing can make a significant difference in how a home performs.

The good news is that July's sales numbers show there are still plenty of buyers completing transactions throughout Portland Metro.
