Portland Metro Housing Market Update: August 2026
The Portland Metro housing market showed a slower late-summer pace in August, with inventory increasing and homes taking a little longer to sell while home prices remained relatively stable.
According to August 2026 RMLS market data, 1,902 homes closed during the month, a decrease of 5.9% compared with August 2025. New listings totaled 2,440, down 1.5% year over year, while inventory increased to 3.8 months, giving buyers continued access to a healthy selection of homes across the region.
Home Prices Remain Stable
Home prices across Portland Metro continued to remain remarkably consistent with last year.
Through August, the average sale price was $616,900 year to date, compared with $616,200 during the same period in 2025, an increase of just 0.1%. The median sale price was $549,000, compared with $550,000 last year, representing a modest decline of 0.2%.
Year-to-date pricing continues to show very little movement from 2025, suggesting that Portland Metro is experiencing more of a balanced, stable market than a significant shift in home values.
Buyers Have More Choices
Inventory increased to 3.8 months in August, up from 3.3 months in July. This gives buyers more options and, in some situations, more negotiating room than they experienced during the extremely competitive markets of recent years.
More inventory does not mean every seller is struggling, however. Well-priced homes that are properly prepared and marketed can still attract strong buyer interest.
Homes Are Still Selling
Total market time averaged approximately 57 days in August, up from 54 days in July. At the same time, 2,013 pending sales were recorded during the month, showing that buyers are still actively purchasing homes despite greater inventory and continued affordability considerations.
While August activity slowed compared with July, the broader picture remains encouraging. Through the first eight months of 2026, closed sales were still 3.3% ahead of the same period in 2025, while pending sales were up 2.2%.
What This Means for Buyers
For buyers, today's market offers something that was difficult to find several years ago: choice and time to make thoughtful decisions.
There may be opportunities to negotiate on price, repairs, closing costs, or other terms depending on the property and how long it has been on the market. Desirable homes that are priced appropriately can still move quickly, however, so preparation remains important.
What This Means for Sellers
For sellers, pricing and presentation matter more than ever.
With buyers having more homes to choose from, properties that enter the market overpriced can lose momentum. A strong launch strategy, professional marketing, quality photography, thoughtful preparation, and realistic pricing can make a significant difference in how a home performs.
The good news is that home prices have remained relatively stable, and year-to-date closed sales continue to run ahead of 2025.

August continued what has become a relatively balanced Portland Metro housing market: home prices remain stable, inventory has increased, and buyers have more choices.
Although sales activity slowed during August, year-to-date closed sales remain ahead of last year. That creates opportunities on both sides of a transaction, but successful results increasingly depend on understanding the specific neighborhood, price range, competition, and condition of the property rather than relying solely on broad market headlines.
